The bin is identical. The truck is not, and neither is the round trip. Dumpster rental cost in Oakland and across the East Bay is set by delivery ZIP, and the spread between the cheapest and priciest East Bay cities is wider than most people expect.

Hayward Is Cheaper Than Oakland, and It Is Not Because of Demand
Our second yard sits on Clawiter Road in Hayward, a few minutes off the 92. A bin going to Castro Valley, San Leandro, Union City or Newark leaves from there and comes back in under an hour. That is why the Hayward tier is the cheapest in the East Bay at $450 for a 5-yard and $660 for a 20-yard, only $110 above the San Jose base.
Oakland, Alameda, Berkeley and Emeryville are the next ring out. The drive is longer, the streets are tighter, and the 880 through downtown adds a predictable half hour at either end of the day. The 20-yard there is $760. Go over the hills to Walnut Creek, Concord or Danville and it is $910, because the truck spends two hours on the road for one drop.
Here's the catch. People shop the East Bay by city name and assume Oakland is the expensive one. In our experience the real jump is the Caldecott Tunnel. Anything on the Contra Costa side costs $150 to $250 more per bin than the same size in Oakland.

A 10-yard saves $100 and holds about three pickup loads, which covers a garage or a single-room teardown. The Three Fees That Actually Show Up on East Bay Invoices
The base price is most of the bill. Three extras account for nearly every invoice that ends up higher than the quote, and all three are avoidable.
Overweight is the big one. Every ton past the included tonnage is $150 in Oakland, Hayward, Berkeley and the inner East Bay, $175 in Richmond, Albany and El Cerrito, and $200 in Walnut Creek, Concord, Pleasanton and Dublin. A 20-yard bin of wet carpet, tile and drywall from an Oakland flat can hit 3 tons, and that is $150 on top of $760. The dead-run fee is the one people are angriest about. If the truck arrives and cannot drop or pick up the bin because a car is in the spot or the gate is locked, it is $250, and $350 for addresses north of Oakland such as Berkeley and Richmond, because the wasted trip is longer. Clear a 60-foot straight approach and leave the driveway empty on delivery morning.
Extra days are $45 each past the 7 included. The common mistake is booking the bin for the demolition weekend and then leaving it in the driveway for two weeks while the tile guy finishes. Two extra weeks is $630, almost the price of a second 20-yard. Load it, call for pickup, and if you need a bin again later, book again.
Oakland Permits, Berkeley Streets, and Where the Bin Can Sit
A bin on your own driveway needs no permit anywhere in the East Bay. A bin on the street does. Oakland issues an obstruction permit through OakDOT, Berkeley calls it an encroachment permit, and both want the bin marked with cones and reflective tape. Allow a week for the paperwork. We can drop on the street once the permit is in hand, but we will not drop a bin on an Oakland street without one, because the ticket lands on the homeowner and the bin gets towed.
Berkeley and the Oakland hills add a physical problem the permit does not solve. Narrow streets, steep driveways and parked cars on both sides mean the truck sometimes cannot get the bin where the customer wants it. On a hill street above Claremont Avenue a 40-yard bin is not going to happen. A 20-yard is the practical ceiling, and a 10-yard is often the honest answer. Take a real job: a two-bedroom cleanout in San Leandro after a tenant moved out. A 20-yard bin at $660, loaded over a weekend with furniture, boxes, a mattress and two old TVs. The mattress is $75 as a special item outside San Jose and each TV is $100, so the invoice was $935. The customer expected $660 and was not happy, and the reason was that nobody had told him the special-item fees were per piece. Now you know.
Second job: a kitchen remodel in Walnut Creek, 20-yard at $910, cabinets and drywall, 1.8 tons, no extras. Invoice $910. Same bin, $250 more than San Leandro, and every dollar of the difference is the drive over the hill. If the job is in dumpster rental in Hayward territory, the Clawiter yard makes that bin $660.
The reality is that the East Bay is not one price, and any company quoting you one flat number for "the East Bay" is either averaging or hiding fees.
