How Much Does a Residential Dumpster Cost?

In San Jose a residential dumpster runs $409 for a 5-yard up to $780 for a 40-yard. The two sizes most homes take are the 10-yard at $430, which handles a garage or a bathroom, and the 20-yard at $550, which handles a kitchen remodel or a move-out. Each price is a flat rate covering delivery to your driveway, pickup, seven days on site and the tonnage included with that size. Above the included tonnage, extra weight is $150 per ton in San Jose. Rates rise with distance from the yard, so find your own city in the table further down.

Tearing out a patio, a walkway or a driveway? Concrete, brick and dirt go in an inert bin with no weight cap, which costs far less than paying for that weight in a regular bin.

Which Size for Which Home Project

Homeowners usually guess by how big the house is. Guess by the job instead. The same house produces a 10-yard's worth of garage clutter and a 30-yard's worth of estate.

A 10-yard for almost every single or two-car garage: about 50 to 60 bags with 1 ton of disposal included. The one thing to watch is weight, because garages hide the heavy items, old tile, paint cans you cannot put in anyway, a workbench full of tools.

A 20-yard. Cabinets, countertops, flooring and the drywall behind it add up faster than the room suggests, and a 20-yard's 2 tons covers a full kitchen tear-out without an overage in most homes. Stone countertops are the exception and can push a job over.

A 10-yard for one bathroom, a 20-yard for two done at once. Tile, tub and vanity are heavier than they are bulky, so the 1-ton allowance is the number to watch rather than the space.

Yard and landscaping

Branches, brush, sod and old fencing are light and bulky, so a 10 or 20-yard depending on the project. Soil, rock and concrete are the opposite, heavy and dense, and belong in an inert bin.

Shingles are the densest thing a homeowner puts in a bin. A roofing bin runs out of weight before it runs out of space, so size on the tear-off weight rather than the roof area and expect an overage on a two-layer roof.

What weight does to a garage cleanout bill

Take a two-car garage in San Jose. By volume a 10-yard is right. The question is what is in it:

  • Boxes, furniture, bikes, shelving: a 10-yard at $430 with 1 ton included. Most garages land under a ton and pay nothing more.
  • Add a pile of old floor tile and a cast-iron sink: 1.6 tons. The 10-yard is still the right size, but 0.6 tons over at $150 is $90 in overage. Total $520, against $550 for a 20-yard with 2 tons included.

Either way the difference is small. The point is that the invoice follows the scale ticket, so a heavy garage in a small bin is not a mistake, just a slightly different bill. What would be a mistake is putting a broken-up patio in with it. That belongs in an inert bin.

What Goes In, What Costs Extra, What Stays Out

Most of what a home throws out goes straight in. A few items carry a small per-item charge, and a few cannot go in at all.

  • Remodel debris – cabinets, countertops, flooring, tile, doors, windows, drywall

  • Wood and metal – lumber, pallets, pipes, shelving, non-refrigerant appliances
  • Roofing – shingles, underlayment, flashing

Goes in, with a per-item charge

  • Mattresses, box springs, sofas – $25 each
  • Appliances and other large items – $25 each in San Jose, $75 elsewhere
  • Electronics – TVs, monitors, computers: $25 in San Jose, $100 elsewhere

Refrigerant must already be removed from any appliance that held it.

Stays out

  • Hazardous waste – paint, solvents, pesticides, oil, fuel
  • Batteries – car and lithium batteries
  • Refrigerant appliances – fridges, freezers, AC units with Freon still in them

Putting a Dumpster on Your Driveway

Four things worth knowing before the truck arrives. None of them is complicated, and each one is the reason a first delivery occasionally goes wrong.

It fits in a parking space

A 10-yard is 15 feet long and 5 feet 7 inches wide, about the footprint of a car. A 20-yard is 16 feet by 6 feet 6 inches. The truck needs a straight run at the driveway and clear height above it to tilt the bed, so low branches and carport roofs are the usual problem, not the driveway width. Move cars out before the delivery window.

No permit on your own property

A driveway, a side yard or a gravel pad needs no permit anywhere in the Bay Area. A bin on the street or at the curb needs an encroachment permit from your city, roughly $75 to $250 and three to ten business days. Our permit guide covers each city.

Check your HOA first

Many HOAs restrict where a bin can sit, how long it can stay, and whether it needs a cover. The driver cannot place a bin against a rule he does not know about, and a bin he cannot place is a $250 dead run. Read our HOA and tight-driveway guide before you book.

Load it flat, not high

Anything above the rim cannot be hauled legally, so a bin loaded in a mound gets a second trip and a second bill. Heavy items go in first and flat, bulky items get broken down, and the load stays level with the top edge. Our loading guide shows how to fit more in.
