Water Damage Debris: Picking a Dumpster for Wet Tear-Out

Soaked drywall, carpet and cabinets weigh far more than they look. How to size the bin for a leak or flood, what to test first and how to keep the cost in line.

A washing machine supply hose let go in an Evergreen house in San Jose while the family was away for a long weekend. By the time they got home, water had run under two walls and into the hallway carpet. The restoration crew cut the drywall two feet up, pulled the carpet and pad and took out the lower laundry cabinets, then told the homeowner to get a dumpster. She booked a 10-yard, because the pile in the driveway did not look like much.

It came in at 2.1 tons. A 10-yard includes one. That is the whole problem with water damage debris in one sentence, and it is the reason this kind of job deserves a little more thought than a normal remodel.

Wet Debris Is the Heaviest Kind of Light Debris

Drywall, carpet pad, batt insulation, particleboard cabinets and cardboard are all light when dry. Soaked, they hold water for days, and water is heavy, about 62 pounds per cubic foot. The bin does not care that the material was light last week. The scale at the transfer station weighs what arrives.

So the usual way of choosing a size, by eyeballing the pile, fails on these jobs. We have watched it happen on leaks of every size, from a dishwasher line under one kitchen to a burst pipe that soaked a whole downstairs while the owners were at work. A tear-out that fits easily in a 10-yard by volume can carry the weight of a much bigger load. Every general debris bin has a set allowance: one ton on a 10-yard, two on a 20-yard, three on a 30. Past that, the overage is $150 a ton in most of the South Bay and East Bay and up to $200 in the Diablo Valley, as listed on our dumpster weight limit page.

Our advice for most single-room or single-floor leaks is to size for weight, not volume. A 20 yard dumpster rental in San Jose is $630 with two tons included, only $158 more than the 10-yard. That extra ton of allowance costs about the same as a ton of overage, and it leaves room for the rebuild debris that often follows.

Check the Age of the House Before Anything Comes Out

This is the step people skip in a hurry, and it is the one that can stop a job cold. Many Bay Area homes built before the 1980s have asbestos in textured wall and ceiling finishes, sheet vinyl flooring, old duct wrap and some stucco. A leak does not make those materials dangerous on its own. Cutting, scraping and bagging them does.

The Bay Area Air District's rules for homes with four or fewer units do not require a full survey, but they do require sampling and testing before textured or skim-coated walls, acoustic ceilings, resilient flooring, HVAC ducting or stucco are removed or disturbed. Any reputable restoration company knows this and will test first. If you are doing the tear-out yourself, test first too.

Set the Bin Up So Wet Loads Go In Cleanly

Wet carpet is awkward and drips everywhere. Put the bin as close to the door or garage as the truck can reach, and lay plywood from the house to the bin so the path does not turn to mud. Protecting the driveway under the bin is the customer's responsibility under our rental terms, so a couple of planks under the rails are worth having too.

Cut carpet and pad into strips about three feet wide and roll them tight. They load faster, and pieces over three feet long are restricted in our bins anyway. Here's the catch with water in the bin. Do not try to drain it or rinse the debris in the driveway. Dirty water from a dumpster is not allowed to reach the storm drain, and Santa Clara Valley cities tell contractors never to hose a bin out on site. Keep the load covered with a tarp if rain is coming, so it does not get any wetter.

Plan Two Bins and Keep the Paperwork

Water damage jobs come in two parts. The tear-out happens in the first day or two, then the house dries for days or weeks before the rebuild starts. A bin includes seven days and extra days are $45 each, so there is no reason to keep one parked through the drying phase. Call for pickup as soon as the tear-out is done, which takes one to three days, and book a second bin when the rebuild crew is ready.

What surprises most people is how much the insurance side depends on small records. Debris removal is often part of a water damage claim, so ask your adjuster what they need before anything leaves the house. In our experience that means photos of the damaged materials before they go in the bin, the rental invoice with dates and size, and any overweight charges listed separately. It takes ten minutes and can save an argument later.

The Evergreen Leak, Priced Two Ways

Back to the laundry room leak. The 10-yard was $472. At 2.1 tons it carried 1.1 tons of overage at $155 a ton, which added about $171, for a total of about $643. A 20-yard at $630 would have held the same load inside its two-ton allowance and cost about $13 less, with room to spare.

That gap is small on one bin. It is not small when the house needs three loads, or when the tear-out runs past the allowance on a bigger bin in a $200-per-ton city. The reality is that wet debris rewards the person who thinks about weight first and size second.
