Dumpster Rental in Los Gatos: What the Work Looks Like
Los Gatos sits at the base of the Santa Cruz Mountains, and its housing splits into two very different jobs. Near downtown are five historic districts: Almond Grove, Broadway, Fairview Plaza, University/Edelen and the Downtown Commercial district. Broadway was the town's first residential street, and about three quarters of the homes in Fairview Plaza were built before 1900. The town treats any primary structure built before 1941 as potentially historic, so many remodels here start with a Planning review before anything comes out of the house.
Most of the rest of town is newer than it looks: 69 percent of Los Gatos homes were built between 1940 and 1979, and only about three percent since 2010. That means a steady run of kitchen, bath and roof work on mid-century houses off Blossom Hill Road and Los Gatos Boulevard, plus hillside lots in the south of town where the Very High Fire Hazard Severity Zone shapes how people clear brush. New housing is arriving too, from the Solana homes on the old Los Gatos Lodge site to North 40 Phase II, which the Town Council approved in January 2026.
Much of the land south of town falls under the Hillside Specific Plan, where large parts of the planning area are steeper than 50 percent slope, and protected trees set the limits on many lots: 12 inches on developed residential lots and 8 inches on hillside lots. That is why Los Gatos jobs are planned around the driveway first and the bin size second.
