Saratoga is large lots and owner-occupied homes (about 85% of households own), and the work follows from that: tear-down rebuilds, additions, ADUs and landscape projects on parcels big enough to take them. The Golden Triangle and Saratoga Woods are mostly four-bedroom ranch homes being remodeled; up toward Pierce Road, Mt. Eden and Highway 9 the hillside zoning limits how much can be built on a sloped lot, so the jobs there are more often renovations, retaining walls and clearing. Since state fire-hazard maps were updated in February 2025, defensible-space work around the hillside homes has become routine.
New housing is arriving in small pieces: the 90 Quito Village townhomes on Cox Avenue have been under construction since 2023, the city has received more than twenty Builder's Remedy applications, and a 69-unit plan at 14076 Quito Road goes to the Planning Commission in October 2026. Saratoga also updated its tree ordinance in March 2026, and protected trees and their root zones are part of planning any bin placement here.
