South San Francisco splits along US-101. East of it, Oyster Point, Gateway, the E. Grand corridor and the Genentech campus are life-science construction and tenant improvements. The city's pipeline map runs from Vantage and Gateway Business Park to Oyster Point Phases 3 and 4, and Genentech's gRED Center is planned for 2027–2033. West of it, Sign Hill, Westborough, Sunshine Gardens, Avalon-Brentwood and Winston Serra are 1960s–80s homes on hillside streets with short, sloped driveways, where a 10 or 20-yard bin places and a 40-yard cannot turn.
